Orchard Town Center Glen Carbon Update: What Is Open, Under Construction and Planned in July 2026

Orchard Town Center is no longer a collection of scattered businesses waiting for its main anchor to arrive.

As of July 2026, the walls and roof of the future Meijer are in place, rooftop equipment is being installed, site preparation has begun for Shake Shack, a new dental office is being built beside Olive Garden, and Oberweis has officially opened its first Metro East store.

Several additional businesses are working through construction, interior preparation or village approvals, while a limited number of parcels remain available for future development.

Here is everything currently open, being built, approved or still uncertain at Orchard Town Center in Glen Carbon as of July 23, 2026.

Where Is Orchard Town Center?

Orchard Town Center is located in Glen Carbon along Troy Road and Governors Parkway, directly across from the established Edwardsville Crossing retail area.

The approximately 50- to 52-acre development is being led by The Staenberg Group, which purchased the former Foucek property in 2022. The original plan called for Menards to serve as the main anchor, but Menards withdrew and was replaced by Meijer later that year.

The current development includes restaurant and service outlots along Troy Road and Governors Parkway, the Meijer property, Dick’s Sporting Goods, and two smaller multi-tenant buildings near Dick’s. Orchard Town Center also includes internal sidewalks, connections to the Madison County Transit trail system, green space and outdoor art installations.

The center remains suburban and automobile-oriented, but its trail access and pedestrian connections give it more connectivity than a typical collection of disconnected retail outlots.

What Businesses Are Open at Orchard Town Center?

Nine businesses were verified as open at Orchard Town Center as of July 2026.

Chick-fil-A

Chick-fil-A was the first business to open in Orchard Town Center, beginning service in February 2023. The restaurant sits along the Troy Road side of the development and helped establish activity at the center before most of the internal roads and surrounding outlots were completed.

Plaza Tire Service

Plaza Tire Service opened in November 2023. The automotive service business is located closer to the Governors Parkway side of the development and provides tire sales, repairs and other vehicle services.

Olive Garden

Olive Garden opened in February 2024 along Governors Parkway. It was one of the first full-service restaurants to join the development and is now sharing its entrance area with the dental-office project being constructed next door.

Club Car Wash

Club Car Wash opened in November 2024. The car wash is located near the Governors Parkway frontage and Orchard Town Center entrance area.

Dick’s Sporting Goods

Dick’s Sporting Goods officially opened on March 14, 2025. It is one of Orchard Town Center’s two primary retail anchors and sits near the center’s smaller shop buildings and future Meijer property.

The store brought a substantial sporting-goods retailer to the Edwardsville and Glen Carbon market and helped establish the western portion of Orchard Town Center as more than a restaurant corridor.

Panda Express

Panda Express opened on May 23, 2025, along Troy Road. It is located beside the future Shake Shack site and includes drive-through service.

Dutch Bros Coffee

Dutch Bros opened at 2475 Troy Road on September 17, 2025. The location was the company’s first in Illinois and includes two drive-through lanes that merge before the service window, along with a walk-up ordering window.

JETSET Modern Pilates

JETSET Modern Pilates opened during spring 2026 at 2421 Troy Road in the shop building south of Dick’s Sporting Goods.

The boutique fitness studio offers instructor-led, 50-minute classes using custom Pilates reformers, rings and light weights. Classes are limited to 12 participants, giving the studio a smaller group-training format.

Oberweis Ice Cream & Dairy Store

Oberweis is the newest verified opening at Orchard Town Center.

The store opened July 17, 2026, at 2443 Troy Road and held its official ribbon cutting on July 21. It is the first Oberweis location in the Metro East and operates as an ice cream shop, dairy market and café.

Customers can purchase hand-scooped ice cream, malts, waffle cones, pints, quarts and Oberweis beverages in returnable glass bottles.

Meijer Construction Is Moving Quickly

The most visible change at Orchard Town Center is the construction of its future Meijer supercenter.

The approximately 160,000-square-foot store is being built on the western side of the development near Dick’s Sporting Goods. It will become Orchard Town Center’s largest business and primary anchor.

Site preparation began in fall 2025 with grading and work to stabilize the property. Because the former Madison County Mine No. 4 operated beneath portions of the site, the project required mine remediation and the installation of structural piers to support the store and surrounding improvements.

Glen Carbon approved Meijer’s building permit on March 25, 2026, allowing vertical construction to begin. Walls were visible by May, and major portions of the exterior walls and roof were completed by July. On July 14, a helicopter was used to lift air-conditioning equipment onto the roof.

A Meijer representative said in early July that construction was progressing well and remained on track.

The Staenberg Group has estimated that the store could open in late spring 2027, but Meijer has not announced an exact grand-opening date. That window should be treated as a developer estimate rather than a guaranteed opening schedule.

Meijer’s progress matters beyond the store itself. Large retail anchors generate consistent daily traffic and give restaurants, banks, medical offices and smaller retailers greater confidence that customers will regularly visit the development.

The Staenberg Group has reported receiving increased interest in the center’s remaining parcels since Meijer’s 2027 opening window became clearer.

Shake Shack Site Work Has Started

Shake Shack is officially moving forward at 2355 Troy Road, directly beside Panda Express.

Approved plans call for an approximately 3,100-square-foot restaurant with:

• A drive-through lane
• 64 parking spaces
• 32 outdoor seats
• Additional landscaping and trees along Troy Road

The project received a two-space parking variance because village standards called for 66 spaces while the proposed layout provided 64. The Glen Carbon Planning Commission approved the restaurant’s site plan in February, followed by a unanimous 6-0 approval from the Village Board.

Site preparation was underway by July 20. That does not necessarily mean construction of the restaurant building itself had begun.

In the latest public update, Glen Carbon Community Development Director Erika Heil said she expected the project to receive its building permit before the end of July. No official construction-completion date or opening date has been announced.

For now, the most accurate description is that Shake Shack is approved and in active site preparation, with full building construction expected to follow permitting.

Dental Office Under Construction Beside Olive Garden

A Heartland Dental-supported office is under construction on the outlot immediately beside Olive Garden.

Plans call for an approximately 4,260-square-foot building with 29 parking spaces. The dental property will use a cross-access easement and share Olive Garden’s entrance rather than adding another independent driveway along Governors Parkway.

By June, the main frame and exterior walls had been constructed, although village officials still described the project as being in the early stages of development.

Public planning records have generally referred to it as the Heartland Dental project. However, a final local practice name had not been publicly announced as of July 2026, so it should not yet be assumed that the office will operate under the Heartland Dental name.

No official opening date has been released.

LongHorn Steakhouse Is Confirmed but Still Pending

LongHorn Steakhouse has been publicly identified for an Orchard Town Center outlot near Troy Road and Robinson Lane, across from the Shake Shack area.

The proposed restaurant would include:

• Approximately 5,780 square feet
• Seating for 184 guests
• 122 parking spaces
• Approximately 90 full- and part-time employees
• Two internal access drives

Darden Restaurants, LongHorn’s parent company, is pursuing the project through its development and engineering teams.

The Glen Carbon Building and Development Committee reviewed the concept and voted favorably to advance it. However, village officials explained that the project’s next steps still include completing a full site plan, construction plans and building plans, followed by additional reviews from the Planning and Zoning Commission and Village Board.

As of July 2026, LongHorn should be described as confirmed by name and moving through the approval process, not as under construction.

No verified building permit, groundbreaking date or opening timeline was located.

Royal Banks of Illinois Is Preparing a Full-Service Branch

Royal Banks of Illinois plans to open a full-service branch at 2413 Troy Road, in Units 5 and 6 near Dick’s Sporting Goods.

The branch is expected to replace Royal Banks’ Edwardsville loan-production office, which has served as the base for its Illinois commercial-banking operations since 2022. The new location will provide services for consumer and commercial customers.

Village permit records show that a commercial permit was issued for a demising wall for Royal Banks in the shop building, indicating that interior preparation has started.

The bank has said it hopes to open during fall 2026, but it has not announced a firm opening date or complete construction schedule.

Kokuu Ramen & Sushi Bar Is Still Being Finished

Kokuu Ramen & Sushi Bar is planned for 2431 Troy Road near Dick’s Sporting Goods. It will be Kokuu’s first Illinois restaurant and its second location overall, following its original location in Kirkwood, Missouri.

The restaurant plans to serve traditional ramen, sushi, rice platters, appetizers and drinks. Interior construction and tenant improvements have been underway for an extended period, and visible activity inside the space increased during spring 2026.

Kokuu has missed more than one previously reported opening estimate. In May, The Staenberg Group said it expected the restaurant to open in early summer, but Kokuu did not provide a firm date.

As of July 23, no dependable grand-opening announcement or confirmation that the Glen Carbon location was serving customers could be verified.

Kokuu is confirmed and under interior development, but it should not yet be listed as open.

What Could Fill the Remaining Parcels?

The Staenberg Group divides Orchard Town Center into three primary areas:

1. Thirteen outlots along Troy Road and Governors Parkway
2. The Meijer property
3. The Dick’s Sporting Goods property and approximately 15,000 square feet of adjacent restaurant and retail space

The developer said in May that only a few parcels remained unspoken for and that interest had increased after Meijer’s schedule became more certain.

In 2025, The Staenberg Group acknowledged negotiations involving a national hamburger chain, national steakhouse, regional sports bar, breakfast concept, medical use and additional national retailers.

Shake Shack and LongHorn have since emerged as the confirmed hamburger and steakhouse projects, while the dental office may account for part of the earlier medical discussion. No sports bar, breakfast business or additional retailer has been publicly identified through a signed lease or village application.

Until a business signs an agreement, submits plans or makes an official announcement, social-media suggestions and wish-list tenants should not be treated as Orchard Town Center news.

Trails, Green Space and Public Art

Orchard Town Center is still fundamentally a suburban retail development built around parking, arterial-road access and several drive-through businesses.

However, the overall plan includes more than commercial buildings. The center has internal sidewalks, two connections to the nearby MCT trail, green space and outdoor sculptures placed throughout portions of the property.

These features make the development more connected for nearby trail users and provide visual interest, but Orchard Town Center should not be confused with a traditional walkable downtown or dense mixed-use neighborhood.

A more accurate description is a regional suburban retail center with trail access and improving pedestrian connections.

What Should Glen Carbon Residents Expect?

The most immediate reality is continued construction.

Meijer will remain the center’s largest active project into 2027. Shake Shack, the dental office, Royal Banks and Kokuu are in different stages of site work, building construction or interior preparation. LongHorn still has additional approvals to complete before construction can be confirmed.

Once Meijer and the additional restaurants open, Orchard Town Center will attract more daily traffic than it does today. The center’s roads and entrances were designed and improved to support a larger tenant lineup, but residents should still expect busier conditions around Troy Road, Governors Parkway and the development’s internal intersections during peak shopping and dining hours. The Shake Shack review itself included questions about drive-through stacking and parking-lot circulation.

For residents, the tradeoff is greater convenience. Orchard Town Center is adding grocery and general merchandise shopping, restaurants, fitness, automotive services, banking and healthcare within one commercial area.

For nearby homeowners and prospective buyers, these amenities can strengthen the location story of Glen Carbon and the southern Edwardsville area. They should not, however, be presented as a guarantee of a specific increase in home values.

The Next Phase of Orchard Town Center

Orchard Town Center has reached the point where the development’s long-term plan is becoming much easier to see.

Several businesses are already operating, Oberweis has become the newest opening, Meijer has moved well into vertical construction, and Shake Shack and the new dental office are visibly progressing. Royal Banks and Kokuu are preparing interior spaces, while LongHorn continues through the municipal approval process.

There are still unanswered questions, particularly around exact opening dates and the identities of the final tenants. But as of July 2026, Orchard Town Center is transitioning from a developing collection of outlots into one of the primary retail and dining destinations serving Glen Carbon, Edwardsville and the surrounding Metro East.
