Glen Carbon leads Metro East median sale prices at $399,900

Glen Carbon posted the highest rolling 12-month median sale price among 36 Metro East towns in September 2026 data, at $399,900. That figure reflects a 27.0% year-over-year increase, the largest among the area's higher-priced communities. Shiloh followed at $399,000, just $900 behind.
The September numbers show a wide spread across the region. Median sale prices in the 36-town set ranged from $399,900 in Glen Carbon to $34,000 in East St. Louis, according to rolling 12-month data from MARIS MLS. Of those 36 towns, 25 posted year-over-year increases and 11 posted declines.

Troy tied with St. Jacob for the third-highest median in the set. Edwardsville's median came in $59,900 below Glen Carbon's and posted the smallest gain of the four.
Collinsville sat further down the list at $205,000, up 7.9% from a year earlier. That placed it 26th of the 36 towns by median sale price.
Which Metro East towns have the highest median sale prices?
Twelve towns in the primary set posted median sale prices of $300,000 or more:
- Glen Carbon: $399,900, up 27.0%
- Shiloh: $399,000, up 12.4%
- St. Jacob: $370,000, up 5.7%
- Troy: $370,000, up 5.0%
- O'Fallon: $352,500, up 0.7%
- Maryville: $349,900, up 2.9%
- Smithton: $342,500, up 22.3%
- Edwardsville: $340,000, up 1.5%
- Columbia: $338,750, up 10.0%
- Waterloo: $332,500, down 3.6%
- Marine: $331,500, up 25.1%
- Hamel: $309,950, down 6.1%
Waterloo and Hamel were the only two towns in that group with lower medians than a year earlier. Fourteen towns fell between $200,000 and $300,000, and 10 came in below $200,000.
Where did median sale prices rise the most?
Five towns in the primary set posted year-over-year increases of more than 18%:
- Glen Carbon: up 27.0% to $399,900
- Marine: up 25.1% to $331,500
- Cahokia: up 25.0% to $100,000
- Smithton: up 22.3% to $342,500
- Litchfield: up 18.8% to $148,550
Several towns in the lower price ranges also posted double-digit gains. Roxana rose 12.9% to $128,750, Wood River rose 11.9% to $150,000, and Columbia rose 10.0% to $338,750. Granite City came close at 9.8%, reaching $140,000.

Eleven of the 36 primary towns recorded lower median sale prices than a year earlier:
- East St. Louis: down 50.7% to $34,000
- Alhambra: down 42.1% to $225,864
- Freeburg: down 11.4% to $253,355
- Trenton: down 10.3% to $230,000
- Caseyville: down 7.7% to $267,500
- Millstadt: down 7.3% to $287,500
- Hamel: down 6.1% to $309,950
- Alton: down 5.9% to $139,450
- Waterloo: down 3.6% to $332,500
- Mascoutah: down 1.8% to $293,500
- Fairview Heights: down 0.4% to $223,000

What does a rolling 12-month median measure?
A median sale price is the midpoint of all recorded sales. Half of the homes sold for more and half sold for less. A rolling 12-month figure includes every sale in the trailing year, so each monthly update adds the newest month and drops the oldest one. The percentage changes compare each town's current figure with the same period a year earlier.
The figures include all property types. Town boundaries follow MARIS MLS's own definitions, and the data does not list the number of sales behind each figure.
