Meridian Grove in Glen Carbon: New Construction Surrounded by Dining, Fitness and Everyday Convenience

For a lot of new construction, the house comes first and the surrounding lifestyle takes years to catch up. Meridian Grove is being built in a different setting.
The new Spencer Homes community is taking shape inside Meridian Plaza, a 44-acre mixed-use development at the southeast corner of Route 157 and Meridian Road in Glen Carbon. Instead of sitting on the edge of town with future commercial lots nearby, Meridian Grove is being built alongside restaurants, fitness, entertainment, healthcare, apartments and professional services that are already operating around it.
That location is one of the most important parts of the Meridian Grove story.
A residential community inside a mixed-use development
Meridian Grove is planned for 49 total residences. The approved development includes 17 detached single-family villas and 16 two-family villa buildings, creating 32 attached residences. Spencer Homes is developing both housing options as part of an HOA-managed, maintenance-free community.
The community sits along Meridian Road and Auerbach Place, immediately behind the commercial portion of Meridian Plaza.
Just north of the homes are Latitude-38's 144 apartments and the retail buildings along Magnolia Drive. Those pieces matter because Meridian Grove isn't being developed as an isolated residential pocket. Housing, restaurants, recreation, fitness and services are being concentrated within the same general development.
For a homeowner, that changes what everyday life can look like.
Several of the amenities are already open
The commercial side of Meridian Plaza is no longer just a site plan.
X-Golf Glen Carbon operates six indoor golf simulators along with food, beverages and a full bar. The location also hosts leagues, lessons and events.
A few doors away, F45 Training Edwardsville provides coach-led group fitness inside the same retail area.
Across the development, Sunset Hills Family Dental is already operating, adding an everyday healthcare service directly inside Meridian Plaza.
And in June 2026, Jimmy John's opened a new drive-thru location in a newly constructed 5,700-square-foot multi-tenant building. Jimmy John's occupies approximately 1,500 square feet, leaving additional storefront space for future businesses.
The point isn't that every possible errand can be completed without leaving Meridian Plaza. It is that several things people regularly leave their neighborhood for are already being built into the area around the homes.
Dining extends beyond Meridian Plaza
The immediate Route 157 and Meridian Road area adds another layer.
Just north along Route 157, Teaspoons Cafe serves breakfast and lunch along with coffee, espresso and a large tea selection. Its location is specifically described by the business as just south of Meridian Road.
Club Centre is another nearby commercial pocket. There, Joe's Pizza & Pasta offers dine-in, carryout and delivery, while Bann Thai adds another full-service dining option in the same center.
That makes the location useful in a way that goes beyond simply being close to a highway. Coffee in the morning, lunch, carryout for dinner, a workout or a round of indoor golf can all happen in the immediate corridor.
The everyday services are just as important
Restaurants tend to get most of the attention when people talk about walkability, but the service mix around Meridian Grove may be more important over time.
Route 157, Magnolia Drive and the nearby Ginger Creek and Magnolia commercial areas contain a concentration of medical offices, dental providers, physical therapy, banking, salons, wellness businesses and professional offices.

Pet owners also have Four Muddy Paws nearby on Route 157, offering pet supplies, grooming and a self-service dog wash.
Add banking, eye care, dentistry, chiropractic care, salons and other professional services throughout the surrounding commercial area, and Meridian Grove sits next to a fairly deep collection of everyday destinations.
That is different from simply having one restaurant or convenience store at the entrance to a subdivision.
Walkability without overselling it
Meridian Grove is not an urban downtown neighborhood, and Route 157 is still a major suburban road.
But the distances involved are unusually short for a new construction community in the Metro East.
Spencer Homes specifically markets Meridian Grove for its walkable access to dining, shopping and other nearby businesses. The builder also highlights the community's proximity to I-270 and I-255, giving residents relatively quick access to the larger Metro East and St. Louis region.
That creates a useful middle ground.
You can have a private home, garage, outdoor space and a residential neighborhood without being separated from commercial activity by several miles of driving.
For buyers who value convenience, that may be one of Meridian Grove's strongest advantages.
The homes are designed around lower-maintenance living
The location works particularly well with the type of homes Spencer Homes is building.
HOA services at Meridian Grove include lawn care, landscape upkeep, snow removal and ice removal. That reduces several of the recurring exterior responsibilities that come with traditional homeownership.
The attached villas provide about 1,560 square feet on the main level with two-car garages, private outdoor areas and optional additional basement space. Current floor plan options allow buyers to choose configurations based on how much bedroom, guest or lower-level space they need.
The detached villas offer roughly 1,500 to more than 2,000 square feet with basement options, private decks or patios, and two or three-car garage configurations. Spencer Homes also offers flat, lookout and walkout lot options depending on the home and location within the development.
Together, the housing and the location are aimed at the same idea: owning a private home while reducing some of the maintenance and driving that can consume time elsewhere.
Meridian Plaza is still developing
Another part of the story is that the surrounding commercial area is not finished.
Lottie's Café has been under development at 88 Magnolia Drive. Plans reported in 2026 call for a 2,200-square-foot restaurant with a large patio, full bar and an expanded menu that includes breakfast, pizza, soups and sandwiches.
Shuckin' Shack Oyster Bar also remains publicly planned for Meridian Plaza. The company reaffirmed the Glen Carbon project in 2025, although no construction or opening date had been established at that time.
A three-story office building has also been planned for 95 Magnolia Drive, while additional commercial space remains available in the newer Jimmy John's building and elsewhere in the development.
So Meridian Grove buyers aren't being asked to imagine an entire commercial district that may someday appear. Much of the surrounding framework already exists, while additional pieces are still being added.
The location is the bigger story
There are plenty of details to compare when buying new construction: floor plans, finishes, basement options, garage size and maintenance.
At Meridian Grove, location deserves to be near the top of that list.
The homes sit inside a 44-acre mixed-use development with residential, retail and professional uses already taking shape around them. X-Golf, F45, dental care and Jimmy John's are already operating within Meridian Plaza. Restaurants, coffee, healthcare and other services sit immediately outside it. More commercial development remains planned.
That combination gives Meridian Grove something that isn't always easy to find in Metro East new construction: a lower-maintenance home in a location where more of everyday life is close by.
